If we manage the property on your behalf, these are the applicable taxes:
– One Property: If you own and rent out one property short-term, the flat tax rate (cedolare secca) is 21%.
– Up to Four Properties: If you rent out two to four properties short-term, the first property is taxed at 21%, while the second to fourth properties are taxed at 26%.
– More than Four Properties: If you own more than four properties rented out short-term, your activity is considered a business. In this case, you will need to open a VAT number and follow the relevant business taxation.
Tax Options for Renting Properties (Sublease)
If we rent the apartment from you, these are the applicable taxes:
Cedolare Secca (Flat Tax):
Description: A simplified tax regime available for private individuals renting residential properties.
Rate: 21% for standard lease contracts; 10% for “canone concordato” (rent-controlled) contracts in certain areas.
Advantages: Simplified taxation, exemption from registration tax and stamp duty.
Ordinary Tax Regime (IRPEF):
Description: Rental income is added to the owner’s total income and taxed at progressive rates.
Rates: From 23% to 43%, depending on the total income.
